Summary:

The Director of Corporate Real Estate supports the planning, acquisition, development, portfolio management and implementation of commercial real estate developments across the Rush enterprise. Partners with the Capital Projects, Strategy, Legal affairs, and Medical Affairs to implement key strategic initiatives. Interacts with Senior leadership to develop concepts and inform progress. The Director ensures that every aspect of the project’s goals is achieved in accordance with the defined requirements and exercises professional client/customer philosophy in dealing with varied departments, contractor groups and consultants. Exemplifies the Rush mission, vision and values and acts in accordance with Rush policies and procedures.

Required Job Qualifications:

• Ten years’ experience in Real Estate Development or Architecture or Project Management construction/renovation.

• Bachelor of Science degree in real estate/architecture/engineering/construction management or equivalent.

• Possess a thorough understanding of architectural, construction means and methods, real estate practices and work well in a team environment.

• Ability to develop project budgets, construction estimates, acquisition analysis, and site diligence.

• Experience in developing, managing consultant contracts and construction contracts.

• Experience in communication with regulatory agencies.

• Willingness to be flexible, adaptive, and to operate in a dynamic, fast paced environment across multiple sites

• Ability to manage $50 M plus in development projects at a given time.

Responsibilities:

  1. Lead development team and ensure timely, efficient, and best in class management of healthcare developments, working with stakeholders to find, acquire, asses, entitle, design and ultimately deliver occupancy on a timely basis.

  2. Acts as a trusted advisor to organizational leaders supporting business decisions and implementing strategic initiatives.

  3. Develops an expert understanding of business/group challenges.

  4. Responsible for the end-to-end delivery across the project life cycle from initial approval through occupancy.

  5. Work closely with project sponsors to define project objective and scope, engage project resources, set and monitor overall goals, progress, driving results and fostering an inclusive and customer centric project team.

  6. Manage multiple external vendors/consultants simultaneously, including advisors, real estate brokers, appraisers, surveyors, construction project managers and general contractor service providers.

  7. Depending on workload, project types, and project timing, this position will at times individually manage and oversee all aspects of the leased real estate portfolio and at other times may manage a team of construction project managers managing individual projects.

  8. Develop project cost, schedule, and document management and site control, scope of work change management, cost forecasting/risk analysis, and project reporting.

  9. Attend Municipal meetings, or coordinate consultant attendance to meetings, necessary for approval of proposed developments

  10. Constantly perform risk analysis, anticipate and develop solutions prior to a problem occurring.

  11. Prepare presentation materials for senior leadership and Board Committees as required.

  12. Assist in the development of the Corporate Real Estate Strategy and long-term capital plan.

  13. Assist in the development master plans.

  14. Monitor the renewal of contracts, leases, easement agreements.

  15. Prepare and negotiate terms of Request for Proposal (RFP) responses and Letters of Intent.
